Cancellations
VACATION RENTAL ACCOMMODATIONS
Homes are individually owned, and we are unable to transfer reservations. In the event that a reservation has to be cancelled, written notice is required and must be received by KEES Vacations prior to check in. The tenant is responsible for verifying that the cancellation letter has been received by KEES Vacations. In order to advertise the property available for re-rent, rental amount must be paid in full. Refunds are only available if the property is re-rented. We will make every reasonable effort to re-rent the property. If the property is re-rented for the original rental agreement rate, tenant will receive a refund of the advance rental payment less the administrative fee, less any insurance payment, less any third-party fees and is subject to a cancellation penalty of $75.00. If the property is re-rented for less than the original rental agreement rate, the tenant will be responsible for the difference in balances and is subject to a cancellation penalty of $75.00. If the property is not re-rented, no refund will be paid. TRAVEL INSURANCE IS HIGHLY RECOMMENDED TO PROTECT AGAINST UNEXPECTED EVENTS. Travel insurance is non-transferable. Please make sure you are happy with the property you reserve and the dates before confirming your reservation.
Should Tenant vacate the Premises prior to the end of the rental period or otherwise choose to check out early for any reason, no refunds will be provided. Early check-outs shall be treated as cancellation by Tenant and are subject to the cancellation policy.

Check-In
Check-in time is 4 PM on your arrival date. A limited number of Early Check-Ins are available for a nominal fee. If you would like to request an early check-in, please contact us on the day of your arrival. Availability cannot be confirmed until that time, and early check-ins are not guaranteed. We are unable to offer this service for homes with 7 or more bedrooms. Guests should call 866-316-1843 on their day of check-in, if they have not received their check-in welcome letter via email. Check-Out
Check-out time is 10 AM. Please observe this rule, as our housekeeping staff needs time to prepare for our next arrival. Upon leaving, please secure all windows and doors, wash dishes, turn off all lights and small appliances, remove all items from the refrigerator and remove all trash from your rental accommodations by disposing of it in the appropriate receptacle. Your lock code will stop working at 10 AM.
Payment Plan
Unlike other companies that require a substantial deposit of 50% at the time of booking, we require a simple down payment on the initial payment for any OBX booking more than 90 days out! Our payment plan is 100% interest-free!
How Does The KEES Payment Plan Work? 1% Down Upon Booking + Admin fees + Travel Insurance (if you decide to purchase it), 49% Remaining Balance due 30 days after booking, 50% Remaining Balance due 30 days before arrival. Not valid on existing reservations or reservations less than 90 days out. Not applicable for K9014 The Black Stallion.
If booking within 30 days of arrival, 100% of the payment is due at the time of booking, including any fees and tax.

Discounts
If a home offers a particular discount, it will be listed on the property page. Property promotions and coupon codes may not be applied to existing reservations retroactively. Coupon codes do not stack and may not be combined with other coupon codes. Property promotions will expire on the date listed unless indicated otherwise. Proof of eligibility for certain discounts may be required. If you have any questions, please do not hesitate to call us.

Damaged/Missing Items
KEES Vacations has a thorough inspection policy to ensure our rental units are in good condition and that Tenants will not be inadvertently billed for missing or broken items. Please assist us by reporting any missing or broken items to our office at 866-316-1843 within twenty-four (24) hours so that you will not be held responsible.
Furnishings & Equipment
Homes are furnished with basic cookware, including dishes, cookware, flatware, glassware, grills, and standard appliances. Each unit is also supplied with bed linens, bath towels, hand towels, and washcloths.
Starter supplies are provided, including 1 dishwasher detergent, 1 roll of toilet paper per bathroom, 1 roll of paper towels per kitchen, and 1 laundry detergent. These items are intended to get you started so you can settle in before heading to the store.
Once these items have been used, it is the guest's responsibility to replenish them for the remainder of their stay.
Freshly Made Beds
All linens are changed out between stays and beds will be made upon arrival. Please note this does not include sleeper sofas or top bunks due to recommended North Carolina safety rules and regulations.

Pools & Hot Tubs
If the home is advertised as having a heated pool, an additional fee is required to activate the heater. The maximum pool temperature is 80°F. Please note that pool heat is weather-dependent, and the heater will only maintain a temperature relative to the outdoor conditions.
Pool heat must be requested at least 72 hours prior to arrival. Requests made with less than 72 hours' notice will incur an additional $95 service fee for the vendor to return to the property to activate the heat. This fee cannot be waived.
Private heated pools are available from April 1 through November 1 (heating fees apply). Private unheated pools are available from April 16 through October 1.
Pools and hot tubs are serviced weekly and will be cleaned no later than 6:00 PM on the day of check-in. As neither the homeowner nor KEES Vacations staff are present during use, guests assume full responsibility for the use and operation of these amenities.
Pool heat pricing varies by property and is listed on the individual property page. Unauthorized use of pool heat is strictly prohibited.

Grills & Deep Fryers
Grilling on or under decks is prohibited. Use of indoor or outdoor fryers at any KEES property is strictly prohibited.
Bed Linens and TowelsFor your convenience all KEES Vacations properties will include linens and towels. Our housekeeping staff will make up all the standard beds in your vacation home including bottom bunk beds. We will leave sheets for the top bunks, trundles, and sleep sofas in a nearby closet or dresser. One towel set per occupant is provided and the set consists of 1 bath towel, 1 hand towel and 1 face cloth. Please remember to bring your own beach towels, extra pillows, and extra blankets as they are not provided.

Please be sure to pack any specialty items that you may require during your stay. Porta-cribs, surfboards, beach chairs, beach umbrellas and beach towels may be purchased or rented locally. These items and more are also available through KEES Concierge Services. Additional costs may apply.
Groups Prohibited
Large gatherings are prohibited without a separate agreement. Fraternities and sororities are prohibited. Special pricing and security deposits may be required. Please call for additional information.
Minimum AgeThe minimum age requirement to rent is 24 years old.
Wedding/Special Events
Weddings and/or special events are strictly prohibited without a separate agreement and are only allowed in homes that participate in the Wedding and Special Event Program. If you are planning a special event, you will receive an addendum to the vacation rental agreement that must be returned to the Agent 30 days prior to occupancy. It is the Tenant's responsibility to contact the respective town, municipality, or community for ordinances, fees and regulations concerning special events. The Tenant is responsible to use the premises in a manner consistent with all applicable rules and ordinances, included but not limited to fire and building codes, parking regulations, subdivisions covenants, noise regulations, and any other applicable requirements. The use of a KEES managed property for a commercial event is strictly prohibited.
Items Left Behind
Neither KEES Vacations nor property management can be held responsible for personal items left in the rental unit. Guests are encouraged to thoroughly check the property for belongings prior to departure.
If items are requested to be returned, they will be shipped C.O.D. Shipping costs will be based on the weight and size of the item.
Maintenance
All equipment in your rental unit is expected to be in working order. If any item is found to be inoperative, please contact our office at 866-316-1843 to report the issue. Every reasonable effort will be made to promptly address and repair the concern. However, no refunds will be issued for inoperative air conditioning, appliances, or other mechanical failures.
Marketing
All reasonable efforts have been made to ensure that the information on this website is accurate. KEES Vacations cannot be held responsible for errors or omissions. All information on this site is deemed reliable but not guaranteed.
Occupancy Limitations
Unless otherwise stated, occupancy of the Unit shall be limited to two persons per bedroom, including family, children and tenant guests. Bedding arrangements in the Unit are portrayed only to illustrate possible sleeping arrangements and may not be taken as a representation of permitted occupancy. Tenant agrees to be responsible for ensuring that maximum permitted occupancy of the Unit is not exceeded during the term of this rental and should contact Agent with any questions regarding permitted occupancy of the unit. The person renting the unit must be an adult twenty-four (24) years of age or older.
Occupancy / Parking
No RVs, campers, trailers, or mobile homes may be parked on the premises. Parking is limited to two (2) vehicles per unit. It is the guest's responsibility to make alternate parking accommodations prior to their check-in.

Pets
Here at KEES, we are happy to provide pet-friendly accommodations to our human and canine guests. Our dog-friendly properties range from 2-24 bedrooms and feature a wide variety of locations and amenities. We do charge a one-time Pet Fee between $155.00 and $270.00 that will cover up to two dogs for the length of your stay. Please check the individual listing for cost. As much as we would love to welcome your furry family members to any of our properties, some vacation homes that we represent do not permit any pets. We respect and honor our owners' right to decline pets. Guests who choose to bring pets to a non-pet friendly home are subject to a $500.00 charge.
Service Dogs
Service animals are accepted at all KEES properties, as they are not considered pets but working animals. In accordance with the ADA (Americans with Disabilities Act) and Fair Housing laws, pet fees are waived for service animals. Smoking
KEES has a non-smoking policy in all vacation rentals. Guests who choose to smoke are subject to a $500.00 charge.

Reservations may be made online 24 hours a day at keesouterbanks.com, by email at [email protected], by telephone at 866-316-1843, or in person Monday through Friday from 9:00 AM to 5:00 PM EST.
Payments must be made by credit card (MasterCard, Visa, American Express, or Discover). A receipt will be sent to the email address provided at the time of booking immediately following any charges to your account.
Reservations made through third-party agencies are subject to the terms and conditions of those respective agencies.
Taxes
All rental rates and administrative fees are subject to state and local taxes.
Trip Cancellation / Interruption Insurance
Travel insurance is highly recommended, as all reservations are subject to a no-refund policy. Please refer to your specific cancellation policy outlined in your Vacation Rental Agreement.
Travel insurance is available as an optional add-on to each reservation for a fee of 6.5%. Coverage must be purchased either at the time of booking or at least thirty (30) days prior to arrival—whichever occurs first.
The policy provides coverage for standard trip interruptions, including medical emergencies and mandatory evacuations due to weather. Please note that KEES Vacations does not provide refunds in the event of evacuation for severe weather. For detailed information on travel insurance, click here
