SUMMARY: Responsible for performing duties necessary to ensure that the general condition of rental homes, buildings, offices, and their immediate environments are in optimal condition regarding all aspects of basic maintenance. Includes maintaining the conditions of the home or building (inside and out), making scheduled and emergency repairs, and maintaining department tools and workspaces.
Pay will be based on experience.
DUTIES AND RESPONSIBILITIES:
- Makes corrective maintenance repairs, conducts preventive maintenance, emergency calls and repairs to rental homes and properties. Completes scheduled repairs and emergency repairs in basic carpentry, plumbing, HVAC, appliance repairs, electronics, and wiring.
- Performs minor repairs, needs, and requests at the Operations building and offices. Responsible for small repairs, painting, and general upkeep to the buildings and offices. Completes work orders and other requests.
- Assists in the maintenance of departmental tools, workspaces, vehicles, and equipment. Keeps workspace, garage, and work vehicle organized and clean to standards.
- Observes safety precautions- follows all safety procedures, policies, and wears required PPE (personal protective equipment).
- Performs other duties as assigned by the departmental manager.
JOB SPECIFICATIONS:
- PHYSICAL DEMANDS: Requires walking and standing for significant periods. Requires the ability to perform physical labor: lifting (up to 75 pounds frequently). Dexterity in pushing and pulling, climbing, stretching, and bending. Requires the ability to communicate both orally and in writing with guests and staff members: talking and hearing. Must be able to work a flexible schedule, including weekends and holidays.
- ENVIRONMENTAL CONDITIONS: Indoors, 75% protected from the weather. Outdoors, 25% unprotected from the weather. Must be able to work in all seasons of weather.
Must be 18 years of age or older.

- Driving- Maintenance Technicians are responsible for maintaining their driver`s license. Technicians may be assigned a repair truck, van, and/or occasionally required to pull a utility trailer.
- Problem-solving and analytical skills-it is essential that employees can sift through the provided data and information, think critically about it, and make rational judgments to problem solve.
- Effective communication skills- Maintenance Technicians must communicate timely, effectively, and appropriately daily through several apps, via phone, and in person.
- Time management-Maintenance teams work with restricted timelines and in controlled environments, therefore, employees must execute their job rules accurately to avoid rework and maintain productivity.
REQUIREMENTS:
- Current and active driver`s license
- High School graduate or equivalent preferred.
- A minimum of one year experience in general home maintenance (carpentry, plumbing, HVAC, appliance repair, electronics, wiring, identification, and usage of proper tools for the job)
- Maintenance Technicians are required to work scheduled on-call after-hours shifts.
HAZARDS: May include burns, cuts, slipping, tripping, and other injuries incurred through physical labor.
